Selling property in Tenerife

Selling property in Tenerife is similar to selling property in the UK.  You will already have an idea of what your property is worth based on the sale of similar properties in the area, so bearing that in mind, appoint a reputable estate agent or agents who can give you impartial advise on the value of your property and what you can expect somebody to pay for it and how long you can expect to wait before a buyer comes along. 

To avoid any delays in the selling procedure, it is advisable to pay any unpaid debts associated with your property, ie mortgage arrears, community charges, electricity, if possible, as they will show up once your buyer’s lawyer applies for a ‘Nota Simple’ and will then have to be paid out of the sale of your property, before you receive any money from the sale.

A well presented property will look great on the photographs and attract more interest so before your agent takes photographs of your property, have a good tidy round paying particular attention to the kitchen and bathroom, touch up any paint work, de-clutter small rooms to make them look spacious and add a few plants to the garden / balcony if possible.  Write your own property description that the agent(s) can use, after all you know your property better than anyone.  First impressions count, so before a viewing ensure that the entrance to your property is clean from the outside, and tidy on the inside and smells fresh.  Let the agent do the talking, after all they are the experts at selling.  Let the viewers enter a room first and avoid overcrowding which can make a small room feel even smaller.

Once you have a buyer and they have paid their deposit, you and your buyer will be required to sign the ‘Compraventa’ (buying and selling contract), and on completion of the sale you will be required to attend ‘Notary’ to finalise the sale and receive any monies that are due.

The cost of selling your property in Tenerife is around 5% of the agreed sale price.
